Trident Rohini D Mall is an announced retail and commercial project in Rohini, North West Delhi. A mall format usually brings shops, food courts, anchor stores and sometimes office floors under one roof, but the final plan for this project has not been shared.

Greater Noida West is a residential belt where daily needs shops, clinics, salons and small cafes serve nearby housing societies. If you plan a shop for your own business or for rent, ask for the unit list, the frontage and the RERA number before you decide.
The three formats serve different buyers. Pick based on how you plan to earn from the property.
| Format | Best for | Main thing to check |
|---|---|---|
| Shop in a retail project | Your own store or rent from a tenant | Floor, frontage and visibility from the main passage |
| Office space | A company, a clinic or a professional practice | Lift access, parking and floor plate layout |
| Retail space in a mall | A brand outlet, food counter or service kiosk | Footfall plan, anchor stores and lease terms |
Commercial property works for buyers who understand that returns come from rent or from running their own business, and that both take time to build.
Rent for a shop or office depends on location, floor, frontage and tenant demand. It is not fixed by the developer, so any figure you hear before launch is only a guess. Ask for the leasing plan instead of a promised yield.
In a lease, the tenant pays rent for a fixed period, often with a lock-in and a yearly increase. Read the lock-in, the notice period, the security deposit and who pays maintenance and taxes. A written lease, signed and stamped as per your state's rules, protects both sides.
Commercial deals carry larger sums and fewer second chances. Go through the list slowly.
Trident has not published prices for its commercial projects, so the price is shared on request. When you ask for the cost sheet, check that every line below is clear.
Follow this order for a clean purchase, whether you plan to use or to lease the unit.
Many commercial buyers focus on assured returns and forget the basics. These are the usual mistakes.
Commercial projects above the threshold size must be registered with the state RERA, just like housing. The registration page shows the promoter, the approved plan, the unit count and the completion date.
Trident Connaught Place and Trident Rohini D Mall have no RERA number out yet. Ask us for the number at launch, and check the Delhi RERA website before you pay. Never pay a booking amount for a commercial unit only on the basis of a brochure.
Trident Realty was founded in 2008 and works in Delhi NCR, Chandigarh Tricity and Mumbai. The company states that it has delivered over 20 million sq ft and has about 11 million sq ft under construction. Its chairman is S. K. Narvar and its CEO is Parvinder Singh.
Its residential work includes a joint project with DLF in Andheri West and township projects in Panchkula and Panipat. Commercial space is a newer line for the group, so for each commercial project, rely on the RERA page and the written terms rather than the brand name alone.
A good shop is a good location first. Visit the site at different hours and on a weekend. Note who walks past, how many cars stop and whether the entrance is easy to see from the road.
Check what else is planned around it. A new housing township, a school or a metro link can raise footfall over time, while a blocked frontage or a poor internal passage can hurt sales. Ask the sales team for the site plan and compare it with what you see on the ground.
Residential units such as Windsong Residences in Panchkula or Expedia in Ahmedabad are easier to understand and easier to resell. Plots in Trident Hills and Parktown need a longer horizon. Commercial units can earn higher rent, but they depend on tenants, footfall and the strength of the whole project.
If you are new to property, a home or a plot is often the simpler first step. If you already own property and know your market, a shop or office can add variety. Tell us your budget and timeline, and we will compare the options.
Tell us the type and size of space you need. We will send the brochure, unit list and RERA details as each project opens.
